Exclusive Interview With Vice-President CREDAI (Western UP) & CMD Nirala World by Magicbricks

Delhi NCR is one of the fastest-growing urban regions in India. The construction sector in this area is facing a number of challenges as well as opportunities. In this interview, the host Reena Gaurav from MBTV discusses issues like rising construction prices, the latest trends, and what are the steps taken by the industry to overcome these hurdles with Mr Suresh Garg - CMD Nirala World and Vice President CREDAI (Confederation of Real Estate Developers' Associations of India), Western UP. He also dives into topics like sustainable development and environmental problems like pollution.

How the Residential Market Is Changing

Mr. Garg shared that the real estate scene is getting more mature. Today’s homebuyers are much more aware. They don’t just go for low prices- they want homes that are delivered on time, built well, and come with good service afterwards. He said that if buyers feel confident that they’ll get their home on time and the quality is good, they’re okay paying a bit more. This shows how people now make decisions based more on trust than just discounts.

How Construction Costs Affect Prices

Mr. Garg said that good construction does cost more, but buyers today don’t mind paying extra for comfort and better features. People want homes that feel solid, safe, and come with modern amenities. He shared that buyers are happy to pay if they know they’re getting a good place with everything they need. So, while quality adds to the cost, it’s no longer something that turns buyers away.

Pollution and the Move Toward Cleaner Construction

Mr. Garg pointed out that construction work plays a big role in Delhi NCR’s pollution problem. But things are changing. Builders are now using better, cleaner methods. In high-rise projects, they’ve stopped using brickwork and plaster. Instead, they’re using aluminium form shuttering and machines to cut steel, which keeps the site much cleaner. He also added that most tall buildings today don’t need much water, and the dust is way less. To control pollution, builders also sprinkle water, use smoke guns, and plant green covers around the site.

How Nirala World is Building Green Homes

Mr. Garg mentioned that Nirala World is focusing on eco-friendly building methods. Their projects follow gold-rated green standards. They’re working to reduce harm to the environment in smart ways. For example, they reuse water using STPs and ETPs. Solar power is used for both lights and heating. Even kitchen waste is sorted and turned into compost. The waste from homes is reused to generate compost, which is then used for horticulture.

He also mentioned that their buildings are designed with fresh air and sunlight in mind. The roofs reflect heat. There are ramps for easier access and lifts with Braille buttons. These small touches help people and also lower the maintenance costs over time.

GST Woes and Rising Costs

Mr. Garg shared a big concern about GST and how it's hurting the real estate sector. Earlier, builders could balance out the GST they paid on construction materials. But now, that option is gone. They still charge the buyer only 5%, but they have to pay 18 to 28% GST on the materials they use. That gap is hitting developers hard. With no way to recover that extra cost, it’s adding pressure on builders and pushing up the final price of homes, making it harder for people to afford a good property.

Noida and Greater Noida: No Longer Budget-Friendly

Mr. Garg pointed out that the idea of Noida and Greater Noida being affordable is now outdated. Prices have gone up sharply, especially land rates, which have shot up nearly 5 to 6 times in just a few years. With land getting this expensive, building budget homes is becoming tougher, he explained. He believes that instead of auctioning land at sky-high prices, authorities should offer it at more reasonable rates. He also mentioned that if private land is given the green signal for development, it might help bring some control to the growing prices.

Skilled Labour Still a Big Challenge

Finding trained workers is still a big problem in the construction field. Even though CREDAI has started some training at project sites, it’s not enough to meet the demand. They need more support from the government to build proper skill programs. According to him, without well-trained workers, it’s hard to deliver the kind of quality homebuyers expect today.
